Common Plumbing Defect That Can Cost You.
Incorrect installation of shut off valves under the kitchen and bathroom sinks is a common plumbing defect I find during home inspections . In these pictures you can see that the shut off valve handles are installed to close to the plumbing drain pipe and garbage disposer and can they can not be shut off if a leak should occur with the supply lines or connections to the sink. This is just sloppy workmanship. This may not look like a major defect but explain that to a new home owner who has thousands of dollars in water damage to the cabinet, walls or flooring if they are not able to shut off the water during a leak. It an easy fix but expensive if you need to call a professional plumber to do the repair. For more defect picture visit my Face Book Home Defect Page.
